Real Estate Appreciation Tax (Mas Shevach) Simulator
Purpose: Designed for property owners to estimate their potential tax liability when selling a residential property. This tool is essential for identifying financial exposure in cases where the sale price includes significant unutilized building rights.

Required Input: Historical purchase price (adjusted for CPI), acquisition date, expected sale price, list of deductible expenses (such as legal fees, brokerage, renovations, and appraisal costs), property classification as a 'Qualifying Residential Apartment' subject to the New Linear Tax Calculation (Section 48a(b2) of the Law) or other.
