Purpose: Designed for property owners to estimate their potential tax liability when selling a residential property. This tool is essential for identifying financial exposure in cases where the sale price includes significant unutilized building rights.

  • Required Input: Historical purchase price (adjusted for CPI), acquisition date, expected sale price, list of deductible expenses (such as legal fees, brokerage, renovations, and appraisal costs), property classification as a 'Qualifying Residential Apartment' subject to the New Linear Tax Calculation (Section 48a(b2) of the Law) or other.

  • How it works: This is a direct link to the Israel Tax Authority's official portal. Once on the site, verify you see the title "Self-Assessment Simulation" (Hadamiyat Shuma Atzmit). Follow the step-by-step prompts to input your financial data and generate a potential tax liability projection.
